How’s the market?
Market Action Index stopped cooling and took an immediate upshift into stronger seller territory during the month of January. The MAI is sitting currently at 44, which is an increase over last month’s market action index of 41, and signals a Growing Seller’s Advantage.
The increase marks the first time since Summer of 2022 that sellers have regained lost ground to buyers.
How are list prices?
The median list price of homes on the market also increased to $389,900, up from $384,000 last month. List prices typically follow the direction of the market action index, but your local city or zip code may be different.
What about mortgage rates?
Mortgage rates dipped in January, hovering in the lower 6% range. A low 6% rate is a big difference from late 2022 when we saw rates above 7%. The lower mortgage rates have nudged many buyers back into the market, proving there is plenty of pent-up demand for homes.
