Buyer Experience

Why is real estate different now?

A nationwide lawsuit was recently settled and new rules were created for the real estate industry.

New Rules

Buyers must enter into a Written Agreement before touring homes.

Buyer broker compensation can no longer be guaranteed to be paid by the listing broker through the MLS.

New Practices

Buyers should evaluate who will represent them before touring homes.

Some sellers may offer concessions up front and others may choose to wait and negotiate at the offer phase.

Buyer Expectations

Buyers have always paid the cost of compensation as part of the purchase. This remains true today with offsets from seller concessions. Select a team with a proven track record of success to represent you! See our reviews on Google & Zillow.

How Touring Works

1. Research & Evaluate

Browse homes online as normal, but also take time to research real estate agents. Who you choose to represent you matters!

2. Select & Sign With A Trusted Guide

Written agreements are now required to tour properties. Make sure the agreement and agent serve your needs and goals!

3. Tour & Offer With Confidence

Move forward with your trusted guide to help you win in the current market!

No Fees or Payments Due until closing on your purchase. There is no cost to you if you don’t purchase a property.

Will I have to pay my agent out of pocket?

Not necessarily. There will be a variety of options available to you. As our client, you will always know who is paying our fees before you sign a purchase agreement. We can often offset our fees during negotiations, but expect 1 of 3 outcomes:

  1. We negotiate seller-paid concessions to offset our broker fees.
  2. We structure the offer to include our fees as part of the purchase.
  3. A combination of both 1 & 2.

You have choices. Work with your agent to understand the full range of these choices when buying a home, which will help you make the best possible decision for your needs.
